Communication-1st and Foremost
AMS will provide daily open email and phone communication with homeowners and Board Members as well as vendors, contractors, real estate and legal professionals.This exemplary service to your customers is paramount to your successfully managed association and will not be compromised.
AMS will provide complete planning, organization and participation in required Association Meetings and any other meetings determined by the Board of Directors.
AMS will provide:
- Fiscal year Budget Preparation to include proper Capital Reserve Funding and Reserve Study
- Accounts Payable and Receivable
- Complete Monthly Financial Reporting to include: Balance Sheet, Bank Reconciliations, Cash Disbursement reports, Delinquency Reports and Budget Comparison.
- Financial and forensic audits
Maintenance and Association Insurance Services
AMS will provide:
- All phases of contract maintenance from bid/proposal process to completion of project.
- Ongoing maintenance contracts, preventative programs
- Homeowner, tenant and Board service requests.
As delegated by your governing documents; proper association General Property Liability, Workman's Compensation, Fidelity as well as Directors and Officers insurance policies will be contracted, negotiated and maintained.
AMS will provide physical community inspections as mandated by your governing documents or more as directed by the Board of Directors. Owner violation notification will result and follow up process will be ongoing from beginning to end.
